January home sales in west Menlo Park got off to a hot start this year with particularly strong activity near the Alameda/County side of town. A charming 3 bedroom home on a 5512sf lot on Lucky Ave sold last week with 17 offers. As I blogged earlier this month, a new construction contemporary home on Orange Ave not only introduced a new style to the neighborhood, but a new price point as well. It sold for $3,050,000 ($1,089/sf)! And patience paid off for the owners of 1351 Sherman which was originally listed on 10/20/13 for $2.450m, withdrawn from the MLS on 12/9 and re-listed last week for slightly less at $2.398m. It sold in 3 days and rumor has it that it went above asking. In total, 19 Menlo Park homes went into contract in January as compared to 12 homes last January.
