I make my home in Linfield Oaks and I can’t imagine a better place to live. The great, walkable location, friendly neighbors, family ambiance and sense of community are all reasons why I love Linfield Oaks.
And it looks like the secret is out—Linfield Oaks real estate is hotter than hot, with the neighborhood recently setting an all-time record for the highest sale ever for a single family home!
In October of this year, 221 Laurel sold for $2,850,000! The home was 2,453 sf of living space with a 8,008 sf lot. Tastefully expanded and remodeled just three years ago in the modern flair that today’s buyers are looking for, it was a gem for the right buyers.
Not only did we hit the mark for highest sales price for a home, but in the third quarter of 2014, we also achieved the highest average price per square foot, at $1,152—a number rivaling some of the tonier Palo Alto neighborhoods.
Other notable sales in Linfield Oaks last quarter include:
175 E Creek Drive
3 bed/2 ½ bath
2,290 sf home
11,392 sf lot
Sold for $2,626,000
134 Willow Road
3 bed/2 bath
1,890 sf home
8,385 sf lot
Sold for $2,260,000
230 Morgan Lane
4 bed/3 bath
1,951 sf home
2,681 sf lot
Sold for $1,640,000
Sold Off Market in October with three offers:
152 E Creek Drive
2 bed/2 bath
approx 2,000 sf home
16,600 sf lot (backs up to the creek)
Besides rising prices, another trend in the neighborhood is off-market sales. Lots of sellers don’t want to go to the effort of preparing and staging their homes for sale or want to test the market before officially listing their homes on the MLS. Out of 12 sales so far this year, three have been off-market.
The Conclusion?
If you want to sell, now is a great time. Although the market is strong, nobody knows how long it will last. If your home is older and you need some help with repairs and preparation, I have a team of resources that can get the job done quickly and on a budget.
If you want to buy, it’s crucial to engage a local agent who knows the market intimately, including properties that are being marketed quietly and those coming on the market, but not yet listed on the MLS. With 20 years of experience I know the local realtors and have the relationships that can help buyers find the “hidden” homes that may never be advertised on Zillow or Trulia. Contact me and I’d love to help you.
